Thai CDC successfully completed a historic rehabilitation of the Halifax Apartments in Hollywood in partnership with another
developer, the O.N.E. Company. The 46 unit building carefully restored into newly renovated apartments, offers large family
units at 35% and 50% AMI. The basement, which once provided apartment hotel services, has been remodeled as community space
for social services, and computer skills development for residents.
Thai CDC and LTSC Community Development Corporation (LTSC CDC) jointly developed 60 units of affordable housing for seniors
called the Palm Village Senior Housing in the Sun Valley neighborhood of Los Angeles. This new construction project consists of 59
1-bedroom units , targeting 35% and 50% of AMI with one unit reserved for an on-site manager.
In 1998, Thai CDC conducted a need assessment of the Thai seniors from the Thai
Golden Years Club, the largest Thai senior club in Los Angeles County. These seniors
expressed their need for affordable senior housing in the North Hollywood area.
Thai CDC also surveyed surrounding areas and found that there was a significant
lack of low-income apartments for seniors. In addition, existing senior housing
projects in this area have a vacancy rate less than 1.5% and have large waiting
lists. Thai CDC and LTSC CDC have been searching for a suitable location for over
four years and finally located this project site. This site's close proximity to the Wat
Thai Temple, the largest Thai Buddhist Temple outside of Thailand, is located in the
heart of a growing Thai Community in the San Fernando Valley.
